Operating rules for the marketplace, agent dashboard, and sold-data access.

Eligibility and accounts

HousePeek's publishing and Studio features are designed for licensed real estate professionals, authorized brokerage staff, and approved service providers acting with proper authority.

Users must provide accurate account, identity, and brokerage information and keep it current. This includes valid RECO registration (or equivalent provincial registration) for realtors publishing listings.

housepeek.ca may suspend, reject, or re-review accounts where verification fails, information is inconsistent, or platform risk is unacceptable.

Studio-designed listing content

HousePeek Studio generates unique listing page designs, layouts, copy, and visual treatments based on property details and instructions provided by the realtor.

Studio-designed content is created to serve the realtor's listing. The realtor is responsible for reviewing Studio-designed content for accuracy, compliance with provincial advertising rules (including TRESA and RECO requirements), and consistency with brokerage standards before publishing.

HousePeek ensures all Studio-designed pages include required regulatory elements: realtor name, brokerage name, and registration information are always displayed as required by applicable advertising rules.

Studio-designed pages are unique to each listing and are not reused across different properties or realtors. The realtor may edit, regenerate, or replace any Studio-designed element.

HousePeek retains the right to moderate Studio-designed content to ensure compliance with platform policies, applicable laws, and regulatory advertising standards.

Publishing rules

Users may only publish listings they are authorized to advertise, market, or manage.

Listing content, whether manually entered or Studio-designed, must be accurate, lawful, non-deceptive, and consistent with applicable provincial advertising rules, human rights obligations, and brokerage requirements.

Content that is discriminatory, misleading, infringing, unauthorized, abusive, or non-compliant may be removed, rejected, or archived without notice.

Lead capture and data handling

Buyer inquiry information captured through listing page gates must be used only for legitimate real estate follow-up, support, and relationship management in compliance with applicable privacy and electronic communications laws.

Realtors and brokerages are responsible for how they contact leads once data is delivered to them, including compliance with CASL (Canada's Anti-Spam Legislation) for any commercial electronic messages.

housepeek.ca preserves inquiry records and consent text as evidence of platform operation and for dispute handling.

API and dashboard usage

The dashboard and API exist to manage the realtor's own listing inventory, Studio interactions, and connected workflows.

API keys must be kept secure and may only be used by approved realtors, brokerages, or their authorized automation runtimes.

housepeek.ca may rate-limit, revoke, or restrict API capabilities where usage creates operational, legal, or competitive risk.

Intellectual property and data rights

Users retain responsibility for ensuring they have the rights to upload listing photos, floor plans, descriptions, logos, and other materials.

Users grant housepeek.ca the rights reasonably necessary to host, display, index, cache, distribute, and promote submitted listings, including Studio-designed variations, within the platform and related search surfaces.

Studio-designed listing pages are created as a service to the realtor. The realtor may use the generated page for the listed property. The underlying models, design system, and platform code remain the property of HousePeek.

housepeek branding, software, interface design, documentation, and platform content remain the property of housepeek or its licensors.

Moderation, suspension, and takedown

housepeek.ca may review, edit, refuse, flag, suspend, archive, or remove listings, Studio-designed content, accounts, assets, or API access to address policy, legal, safety, fraud, or trademark issues.

housepeek.ca may respond to rights-holder, regulator, consumer, brokerage, or board complaints without prior notice where immediate action is reasonable.

Repeated or serious violations may result in permanent loss of access.

Compliance and regulatory cooperation

HousePeek is committed to operating in compliance with all applicable laws and regulations governing real estate advertising in Canada, including TRESA, RECO advertising requirements, PIPEDA, CASL, the Ontario Human Rights Code, and applicable provincial equivalents.

HousePeek cooperates with regulatory bodies including RECO, provincial real estate councils, and privacy commissioners in connection with complaints, audits, or investigations related to listings on the platform.

Realtors are responsible for their own compliance with brokerage policies and regulatory requirements. HousePeek provides tools and safeguards but does not replace the realtor's professional judgment.

Disclaimers and liability boundaries

housepeek.ca does not guarantee that Studio-designed listing pages are free from errors, that listings will generate leads, or that platform availability will be uninterrupted.

The platform is not legal, financial, tax, appraisal, health, brokerage, or title advice.

Where permitted by law, use of the platform is at the user's risk and liability is limited to the fees paid for the relevant service period, subject to non-excludable legal rights.
