Independent platform status

housepeek.ca is an independent Canadian real estate technology company. It is not presented as, and should not be understood as, CREA, a real estate board, or an MLS System operator.

Unless expressly identified otherwise, listings on housepeek.ca are created and published by participating realtors, teams, or brokerages through Studio, the dashboard, or approved API workflows.

A listing appearing on housepeek.ca does not, by itself, mean that it is an MLS System listing.

REALTOR and MLS trademark notice

REALTOR, REALTORS, MLS, Multiple Listing Service, and related marks are certification marks, trademarks, or official marks controlled by the Canadian Real Estate Association and used in Canada to identify real estate professionals and services provided by its members, where authorized.

Any reference on housepeek.ca to REALTOR or MLS marks should be understood as descriptive or member-supplied context only, unless a specific licensed relationship is expressly stated.

Nothing on housepeek.ca should be read as implying sponsorship, endorsement, partnership, or affiliation with CREA.

Technology-assisted content disclosure

Listing pages on housepeek.ca may be designed in whole or in part by HousePeek Studio. This includes page layouts, colour schemes, typography, property descriptions, neighbourhood context, and visual treatments.

Studio-designed content is created based on property details, photos, and instructions provided by the listing realtor. The realtor reviews and approves all content before it is published.

All Studio-designed listing pages include the listing realtor's name and brokerage name, consistent with applicable advertising rules.

HousePeek labels technology-assisted content transparently. The use of Studio does not diminish the listing realtor's responsibility for the accuracy and compliance of their advertising.

Accuracy and source notice

Property details, measurements, amenities, neighbourhood descriptions, taxes, fees, and availability may change and may contain errors or omissions.

Buyers, sellers, tenants, and realtors should independently verify any fact material to a transaction before relying on it.

Descriptions and content may reflect structured data, realtor-supplied information, and automated formatting, summarization, or creative design.

Fairness and content standards

Listings and related content, whether manually created or Studio-designed, must not contain discriminatory language or unlawful preferences tied to protected grounds under the Ontario Human Rights Code or equivalent provincial legislation.

housepeek.ca reserves the right to moderate all content, including Studio-designed content, to address fair housing, deceptive marketing, harassment, safety, or rights-related concerns.

Realtors remain responsible for the lawfulness and accuracy of their advertising, including when Studio assists in preparing the listing page.

Regulatory compliance commitment

HousePeek is built to support the regulatory framework governing Canadian real estate. The platform includes mandatory display of realtor name and brokerage on all listing pages, content moderation for advertising standards, and data handling practices aligned with Canadian privacy requirements.

HousePeek cooperates with RECO, provincial real estate regulators, privacy commissioners, and other governing bodies as required.

The platform's compliance features are designed to assist, not replace, the realtor's own professional obligations. Realtors should ensure their use of Studio-designed content meets their brokerage's standards and applicable regulatory requirements.

Health information boundary

housepeek.ca is not intended for the collection or exchange of personal health information.

Do not submit medical records, diagnoses, treatment notes, or similar sensitive health material through the platform, Studio, or any inquiry form.

If a matter involves health information, it should be handled outside the platform.
